As a first time investor looking to make the first purchase on a multifamily home in and around the city of Columbus, OH, within the next 2-3 months, I wanted to ensure I have all the information I need to be able to quickly and efficiently analyze and decide on a property worth investing into.

The city of Oklahoma City has issued a moratorium on home share licenses and many landlords are converting STRs into MTR or regular rentals. 

Even closer to home, most of the smaller hotel/motels in my area seem to be mom and pop owned and are all listed for sale at this point.

I have 3 STR, all of which are at least 1 hour away from where I call home.

First thing, a purchase cap rate of nearly 10% on a $300k home that doesn't need much rehab seems VERY high.

I went with Vivint.com they have a great smart home system no wifi needed, streams on your phone in real time anywhere you are, tamper protection, security alerts and motion detectors and will notify policy if you have a break in.
