We have a some items we need to take care of now so it doesn 't hinder us or becomes an obstacle in the future.What are some must -do-first in regards to preparing yourself financially for real estate investing?

Having a percentage of the rent could be unfair to a tenant in the courts/judge's eye if you are collecting a high percentage from tenants, which could look like you are making a bigger profit on the late fees while hindering that tenant from being able to pay other bills or other family expenses. 

I think it more so hinders/prevents a potential suitor to see "you" as a deep pocket entity ripe for a lawsuit. 

Embrace it; just don't let it hinder you.

and Don't hang out with leeches, family, friends, whatever IF they are not there to help you, boost you, or support you but rather take from you they will only hinder your growth. but if you have lots of money and 1k is nothing to bat an eye about and you really like this person that you are about to lend to then by all means just give it to them as a gift

You have to wonder about a company that hinders truth of their clientele no matter if its good or bad.

People have a lot of beliefs and hangups with money, she is likely resisting it due to more of a false belief than a true desire to hinder your goals.  

Dig into the financial portion of the contract law, and I am willing to bet that court is operating just fine, no hinderance at all.
