Excluding the periods of “tulip bulb” irrational exuberance, a property must produce enough of a risk adjusted return to satisfy both the ROI demands of the “limited partners”, and the income/time requirements of the sponsor.  

Consider what your long-term goals are, is this your only rental or do you want to grow your portfolio?

.- Large Tenant Pool: Housing programs often have waiting lists, so demand is high.

A growing income stream is worth more--so I'd like to see growth so that there is a path to profit. 

I am looking to grow the portfolio to short term rents in Daytona Beach, Florida.  

For property selection, choosing a duplex or triplex in a good neighborhood can provide steady cash flow, while adding an ADU to a single-family home works well in areas with high rental demand like Portland.

From what I read in Bloomberg, delays in high-demand areas have gone up significantly in the past year.
