This is one of those questions where a closely reasoned, convincing argument could be made in support of almost any outcome...My own 2 cents for the short term is its likely one more constraint on the Fed to keep their tightening on its current pace rather than accelerate.

However I hate taxes, you get $250k or $500k fed deduction—I’m  not sure how that works in California but to add another 13.3% tax keeps me out of Ca.

Your best option is to hire a reportable lawn care company and increase the rent to cover the fee.We assign snow removal, grass cutting and keeping of the gardens within of our leases.

This is NOT something you dabble in and in addition you will need specific intensive training for.People can often make the mistake of trying to dabble in a few things (grass is always greener,etc.)
