If they don't actually own anything here, it's likely they will tell you advice that just doesn't really apply to the market or they won't understand which neighborhoods are what (neighborhood grades and street by street as they change).

This is an astute observation that distinguishes between "mom and pop" landlords and large operations I can see how economies of scale can help, for example if you have 100 units and two have economic vacancy, it's not the catastrophe of owning a 2 unit and one half goes economically vacant.Nonetheless, is there a reason that small scale operations can't buy at a deep discount while large operations can?

I don't know if the returns would be there unless you are doing something at a scale where you have half a dozen to a dozen STRs in the same general proximity. 

Also I should make it clear, I am really not all that successful of an agent, I'm not pulling down huge production numbers, but I'm also not really interested in sacrificing quality of service for volume and Ive not yet figured out how to scale in my way yet...but I've been at it about 3 years full time, so I'm still working it out I feel.
