my experience has been (1) I can obtain the same rental rate for a 6 month lease that I can for a 60 day “stay” if FULLY furnished (2) some of these 6 month rental turn into 2 years or more.

I've now used it twice.The program requires 10% down, must be a rental, no PMI, and has a very high standard of credit.Last I did it (Summer 2022), my rate landed in the low 5%.

For me, it was live in flips, short term rentals, mid term rentals, good income with a solid savings rate, buying after tax index funds, paying off the primary house, driving old cars, moving a lower cost of living area (from Houston to small town Maine), and selling a business to push me over the top.

Navy Federal does HELOCs on investment properties…not sure if LLC is OK…and rates are in the 10.75% range for an investment HELOC in March of 2024.
