We sold a brand new in the box elliptical, brand new freezer, there was a really nice fireplace insert, lots of new camping gear, and a bunch of misc brand new items as well.

Custom rosettes can easily be made in wood, they can be applied on door and window casings, fireplace mantels, deck railings and over a garage door.

But those houses are are 2000+ square feet, have fireplaces and are generally "more house".I don't think you've given it enough time to know if price is really the issue.

Much of the home has quality features such as tile in kitchen/den, tiled fireplace, huge wooded lot with a ton of mature trees without being overgrown.

Charm is now extra labor....As you mention...Add to it about anything fragile, too high end (unless a luxury rental), too complicated, or risky (think fireplaces or pools)...heck, even the large yard you may like as a owner is just more to mow as a Landlord..Think about everything from fixtures to flooring in terms of fair rental conditon and durability in prepping your house to rent and in choosing rentals...Also, the pristine show conditon of the new home or hgtv is not fair rental conditon (look at the similar rentals in your are and their conditon and amenities as a guide)...Best of luck..

.- New washer/dryer (hookups fine) and pantry shelves- New french door to patio- New fireplace (direct vent, upscale)- There are plenty recessed lights, but "statement" light fixtures need to be replaced (kitchen pendants, dining room)- Garage is ok- New closet doors for 3 bedsAny help would be appreciated!!
