But, here in FL where the #1 source of revenue is tourism, the state wants some of the action and Hotels are fighting back. 

No matter how much you fight it, it's a thing.

If you are interested in working remotely there are 20+ pros here would would be more than capable of helping you.

Assuming you have the drive, capability and desire to be more of active investor/player this is what I would do if I had $10,000 to start out.I would first get really really good at underwriting deals …and then find a property that has a 25% amount of equity upside in the deal day one and also a combination of healthy cash flow that can support the property DAY 1!!!.

Might come out green overall but it’ll be close.bonus: if you’re willing and capable to do an excellent t STR, which I would budget a good $40k-$50k on the furnishing/design/decor (more if you are outsourcing it all) AND are putting down 20%+, you’ll be able to have a very positive cash flow asset.

Luckily he agreed move out without putting up much of a fight.

Till this DAY people are STILL doing this lunacy.No my dude.It is not the verbiage.It is whether or not you can convince them you are legit, capable of buying their house in cash, have the money, experience and know-how to do so.So you honestly think you can do all that with a weird mailer  (especially when the seller gets 30 fo them a week?)

I tried to fight the proposed bill, but it got passed.

If anything, I'm underpaid for as much work as I have to put into these, not to mention the divorces and probates where I'm waiting months for spouses and heirs to fight it out.
