I'm not sure where that falls in the 'grant programs' you're writing about, and I don't even know that I would qualify for one of these.

I was close to the cash buyer at the time, I had a previous deal fall through before this one so I really needed this one to go through.

This fall is the best time of year to buy a house in *my opinion* because you have less competition and often more leverage than during the heat of summer.
