I just had to fight tooth and nail to close a VA condo purchase for a client with a POA that was actually fairly well run, relatively speaking.

Don't wrongfully evict, avoid violating any fair housing laws, don't be a slumlord, screen tenants well, avoid security deposit disputes, be professional with your tenants and take care of your properties.

Further, the court is empowered to do just about anything it wants or perceives as “fair”.  

These can be fairly automated for you as well to help save you 10% which on 2 units could be well worth it. 

There won’t be a ton of supply, so you should be able to get an idea on locations and pricing fairly quickly.

I generally avoid wholesalers because my experience has been that they are unwilling to use a standard purchase agreement that is fair to both the buyer and seller and they do 'shady' stuff.
