With the difference between a property's sales price and the amount of its encumbrances being equity, eyebrows start to raise with so much as the appearance of skimming and/or other shenanigans, which the 2008 fallout brought us in the form of foreclosure prevention acts protecting homeowners against...operators with less integrity than others. :)Regularly seeing wholesalers ask close to if not retail values for property, and/or other shenanigans, like advertising sub-to terms, a violation of the due-on-sale clause seen in most if not all mortgages, even the sale of property, considered licensee activity, when all they have is equitable interest in said property, at best.

If there are any inconsistencies, we deal with it in the beginning rather than the end. my normal routine when I get a HML and I don't do many maybe 4 or 5 year for overflow when I am at my limit with my commercial banksits bank statements and list of closed projects ..

It won't be spot-on, and I wouldn't bid the job using the number or apply for a loan using the number - but I would and routinely do use it to determine whether or not a given wholesaler's deal is worth investigating further (spoiler alert: it's usually not).As I said in my first post, you'll need to update the numbers since it's been a few years since the book was published, and labor & material prices haven't really rebounded since Harvey.

A good daily routine to get into @Sam Dorgalli is to set a schedule of at lease 4 days a week, of 1 completely uninterrupted hour, and in that time you set a required personal quota of searching the MLS, to identify no less then 4 properties that you will do a FULL workup on.
