And you can tailor it to you, so 1) You certainly don't have to charge 100% while vacant (dependent on bldg. layout, thermostat access, etc.) and 2) You can tailor the Gas/Electric as you have brought up so maybe 50/50 all except 60 unit 1/40 unit 2 for electricity... etc. 

It does depend on a few things as you know like price, location, and the extra's like what's there like water. septic, electric etc.Do you have it posted on Facebook Marketplace and offered it to any agents or are you selling it solo? 

I'm sure she is making a killing getting hundreds of women to join every month, and more power to her, but they need to pay as much attention to their response rate for those who already paid (and giving the right responses) as they are to their sales.

Get your own boots on the ground, meet the people you will rely on aka the cleaners two handmen, meps(mechanical, electrical, plumbing) contractors.

My tenant friendly market (San Diego) has long term housing shortage that the tenant friendly laws mostly act as a balance of power.
