The 2025 Philadelphia assessment hit really hard unfortunately the values that they assign him any properties are pretty accurate of what they're worth in fact, even a little bit lower sadly though, that makes your property taxes a lot higher and gives you a large jump from 2024.

Flipping is probably a little more intense, but can still be done with a day job, but again, my average flip versus my average rental: flip has made much better returns.And as for generational wealth and handing down something to your kids... well, I guess I view it as: if I can hand my kids a $10mm trust fund held in public securities, or $10mm real estate portfolio, they are going to be pretty set either way, but a real estate portfolio will continually have costs and work, a brokerage account is a bit more set and forget, with some periodic rebalancing.

Once you get through move in, the day to day management is pretty hands off and easy (famous last words, but so far, so good).Other than that, get a second opinion/eye from someone you trust - preferably a professional designer - on the furnishings and design.

definitely pretty common among Hard Money Lenders - just have to have a strong valuation team and expertise Yeah I can't remember the last time I had to get an appraisal on a hard money loan.
