.$6,000 on an installment debt because the sewer line collapsed last year. 5.5% interest $175 per month.Personal Loan $1500 repaid at $250 per month (balance of the land contract after deed was transferred.)Own free and clear a 10 year old mini van that runs pretty well.I have $2800 in a Roth 401k and $1500 in a Roth IRA.I work in 100% commission sales as a mortgage originator and income varies per month from $0-10k.We drained our emergency fund last month due to some health issues. We budget $2k per month for bills and try to keep $1500-2000 in an emergency fund and liquid.

I live in FL so I know about having to use A\C year round. As you know people mention a brand and price but not model which will ultimately determine the total cost.I was in the exact same situation and due to the rusted coil tubing, and overall condition of the Air Handler decided for a total A\C replacement.Payne is considered "Builders Grade" lowest grade and some A\C guys argue not to install them because it reflects on their reputation when you have problems with the system.Look for the highest seer rated, quietest, best warranty HVAC that is fairly priced. The installer is a HUGE part of the HVAC's life span, along with your regular changing filters, cleaning coils when needed, cleaning drain lines and vacuuming dust out of the Air Handler Cabinet.

If and when my tenants leave, I would go to the bottom of the waiting list to rent it out again and thereby be sitting on a cash drain with the mortgage and HOA dues, and I would not even consider moving out of my primary residence to live there due to the space my family needs.

Some gutter downspouts went directly underground beside the foundation, presumably to underground drains) and the others were splashing on the ground beside the foundation.

Septic tanks work great when you control what goes into them, not so well when you have no idea what your tenants are flushing down the drains and toilets - grease, wipes, etc.

For example, this house doesn't allow for water to drain away from the house, but rather runs toward it and pools up along exterior walls.
