I got a very good price on the building (about $25k per door), but it was a ton of work as in addition to tenant issues, there was TONS of physical distress (foundation repairs, sewer line and water line repairs, electrical upgrades, new roof, and apartment renovations needed for all units).

If they're not familiar then it's your chance to get your foot in the door by bringing 1031 education to them.It's been a few years since I checked but at one time NAR showed statistics that of all the transactions potentially qualifying for 1031 exchanges, only about 10% were actually handled that way.

It might be $25K today, but if tariffs kick in next year (or the year after), the cost can rise (whether it is actually because of tariffs or because contractors want to blame it).I would get at least 3 bids and go from there.
