I can't answer any of the questions you asked because I was very skeptical and wanted a 2nd set of eyes to see if this the whole deal would even make sense before I traveled 2 hours away to be disappointed

If you advertise it as a 3/1 you're likely to disappoint your foot traffic, whereas a 2/1 + office sets the expectation at the beginning and makes them feel like they're getting something extra.That being said, if the comps are all the same floorplan and being advertised as 3/1s then I would probably leave it as a 3/1 and try really hard to add a closet.

@Justin Godlewski Yes, get comfortable disappointing the list price; one cannot loose money on a deal to be successful.Ignore the list price and offer what you think it is worth, this takes practice.
