I can't answer any of the questions you asked because I was very skeptical and wanted a 2nd set of eyes to see if this the whole deal would even make sense before I traveled 2 hours away to be disappointed.

Maybe also tell their grandma, so that she can tell her child and grandchildren how disappointed she is and maybe the shame will make them come up with the money.

If you advertise it as a 3/1 you're likely to disappoint your foot traffic, whereas a 2/1 + office sets the expectation at the beginning and makes them feel like they're getting something extra.That being said, if the comps are all the same floorplan and being advertised as 3/1s then I would probably leave it as a 3/1 and try really hard to add a closet.

That will determine what level of compensation another investor will feel you are entitled to. and then start pitching the idea. don't be too disappointed when you get a no. you will get a lot of them. but as you keep working at it your pitch will get better.

Enzo,You can expect to have inspections but if you aren't specifically discussing the specifics with the PM about time frames, cost, etc. then you will continue to be disappointed.

@Justin Godlewski Yes, get comfortable disappointing the list price; one cannot loose money on a deal to be successful.Ignore the list price and offer what you think it is worth, this takes practice.

Of course, I really didn't want to get cashed out so I was not disappointed. however, in the future I do want to be cashed out at a higher percentage and would like to know best practices for ensuring this happens.Here are my questions:1.
