But the most common tenant misconceptions have to do with not understanding that a lease is a contract.They are SHOCKED to learn (1) they are responsible, financially, for the FULL term of the lease even if they have a “good reason” to want to move out early (job transfer, moving in with girlfriend, don’t like the downstairs neighbor), unless the lease or local rental law says otherwise (2) “damage” includes painting the walls purple and the cost is putting the walls professionally back to off white (3) they have to follow any rules laid out by the lease, the HOA, and the governmental authorities (4) rent due on the “1st” is actually LATE and subject to penalty and or eviction if not paid by the 1st (5) the bs that worked on their parents in their pre adult life ( the dog ate my homework, I was sick so I didn’t do well on the exam, nobody told me class started at 8) doesn’t work in the real world.

The agent represents and my best interest when they speak to other agents and follows the ethics to a tee!

Mice were rampant, and ate into a loaf of bread we left out. 

To save money over the years, I ate nothing but oatmeal, egg whites, plain chicken breasts, and broccoli.

It looks a whole lot better (for my client) if 5 days later I come to your agent and say "Hey sorry my client is really hard to get a hold of, he is a busy man/I didn't get the email/my dog ate the offer, but if you were interested still... he/she said to offer XYZ".

I loved Dallas and I loved the people here...super-friendly and I ate loads of great BBQ.

I think it would be helpful to see more info on rent trends, maybe what suburbs/areas are becoming more popular.. for example I strongly believe the area up by DIA is going to be a big hotspot in the next 5-10ish years

We do not play the "withholding rent" game with ANY of our tenants and follow the laws to a tee.
