Freddie mac rules are different and you must show the two years, but fannie is different.

Some credit unions do portfolio lending (which just means they lend their own money, not Fannie Mae/Freddie Mac money).

Most commonly with Fannie Mae and Freddie Mac at least you cannot resell the property for more than 120% of the purchase price within the first 90 days.

Hi Denise,With the property being a four unit, it should still qualify under Fannie Mae/Freddie Mac guidelines, which will probably offer you the lowest interest rate and the longest amortization term.
