I'm a nurse practitioner, but looking to invest in some MTR in the future, as well as some flips. 

I am currently in dental school in Cleveland with the goal of getting my first deal this summer while on break.

The profession needs to identify some level of legal practitioner closer to $100.00 an our, than over $200.00.

Again, STR are not technically allowed for "tourist homes" in very many places in the city as most, but not all, R2B zoned areas are limited in the number of residential houses in them, but are many times commercial spaces such as small dental offices.  

Hey guys,Just want to update everyone on my current "solution" until I hit the next level in my investing career where I need to invest in better bookkeeping systems.What I actually did is download the Stessa app which has a cloud based system that can be accessed from the phone or computer which was my primary goal.I created 8 properties on the application.4 were the properties of my rentals1 was the address of my broker which will function as my real estate agent expenses1 for the address of my Nurse practitioner job1 for the address of my Nurse Manager jobLastly, 1 for the address of my personal residenceDoing so I'm able to put different expenses by address, therefore being able to classify it by business type.

We rent an AirBNB on the beach from a gentleman who used to own his own successful dental practice, and now he does AirBNB full time. 

How much cashflow do you need to create this security to get out of the dental rat race?

If you have a career that's less affected by the economy (health, dental, vet, etc.) and are cash flow positive thousands each month, then you can afford gambling on an appreciation asset.

I want to make this area work for me because I have a good shot at the dental school there.
