I have used Hardie board under the LVP and had much better results, but it drives up the cost.It is cost-effective and there are not a lot of good alternatives at the price point. 

Any damages  a tenant must pay for, unless its an act of nature or tree roots. 

I also think that you don't need to be a driving distance away. 

There are limitations such as you need to find deals that are 75% of the ARV all in cost once completed, nonetheless that is very feasible with deep value add deals. 

@William Vreeland, Nashville to Knoxville is a 3 hr drive, so unless you family is consistently in Knoxville, I am not sure how having family in one city is beneficial to investing in another.
