We are starting the process of analyzing deals, making a plan and executing on it. 

He bought a home for himself in Lodi California but work in the Bay Area long story short he can’t deal with the commute anymore and decide to stay with a buddy close to work.

I personally invest my gains in more deals and pull cash out as needed.

Also, if anyone has any experience in land purchasing I would appreciate any tips or websites on how to find the best deal or agent for the same.

Is there something like off-market commercial deals where I can search them (like Investorlift or New Western for residential) ? 

Do you really have the ability to purchase this deal. 2.

Deals like this, with additional income potential (garages, ADU, etc.), could help you cash-flow while you build equity - best of both worlds.Lastly, targeting properties that have been on the market 30+ days could be a good start.

Ron's "Quick Start" Seminar is the first training where when I walked out I realized that I didn't have to spend another dime on training and could walk out and do a deal.

Although these platforms tend to accept bigger deals from sponsors with a lot of experience.
