I've been buying and renting here since 2009, the deals are hard to find these days but definitely out there!

Took about half a year to learn how to walk, talk and even eat again, but bounced back to my love for real estate investing and the two things that transitioned me from just wholesaling to actually buying deals as an investor was creative finance and private money.Bought my first rental property in Easley, S.C. owner finance and one of my best rentals I still own today was bought subject-to!

Dave Meyer shared an informative video today [How to Find Your Perfect First Rental Property (The “Buy Box”)], outlining helpful structure for you to add clarity for your deal.

For a while I looked into medium size deals like 30-50 units in class B neighborhoods, but ultimately could not negotiate a deal to the point where it would have made financial sense.

We model deals for IRR and MOIC and like to see 17-25% IRR and a 2x multiple over 5 years. 

It's no different with the inexperienced investor who doesn't know what a good deal is.
