I rent STR mostly through airbnb which acts as a rental manager and I have an assistant that I personally hired to flip/clean the units and also on site for renovations.

I would even take it a step further and share that executive summary with all neighbors of the site.

Im looking for a text service for SMS blasting, I know batch leads has that specific service attached to the site. just looking for some opinions on which service you like better and why.

That being said, I would use the "Lenders" link on BiggerPockets to try to reach out to more lenders about any programs they have that may fit your needs.Granted, my personal experience is somewhat dated, but when I was primarily doing BRRRs, I had a local lender that required 12 month seasoning on my first two deals.  

To date they have paid out monthly like clockwork. 

Now 2 days before my closing date and getting all clear on the closing, they have increased the rate by 2.2%.

Bank is willing to sell the note but I need in-site on what to offer.

Start to see what makes one more than the other you might have one site looking at quartz counter tops with huge living rooms and the other looking at plastic counter tops,  being able to identify this will help you identify where your property could sit.  

You could look up Neighbor.com and do small storage on site for others as a new niche as well.
