I manage my own portfolio with the same systems and think that most investors would be happy with PMI perfirmance. 

My ultimate goal is not using my savings during this process, because I want to train myself from the onset to think creatively and not deplete my reserves instead of finding a better deal or more productive relationship.

Then I think I will buy my first out of state property once I'm ready.

Some of the other lenders mentioned in this thread are more so private lenders / hard money lenders and while they may underwrite based on DSCR, I don't think it is the DSCR loan you are looking for.

Rather than just grinding for the next deal, I’ve put more focus on surrounding myself with the right people—those who challenge me, push me to think bigger, and share similar values.

I think you should change PMs because you have multiple complaints.  

I think in this environment lenders are changing requirements, guidelines, and product availability daily.

Curious to know if anyone else does the model this current day. 2019 was a different ballgame than todays market for sure and I think the model can work but it's very few and far between where the numbers will make sense in todays market.

I think that does make sense to do as cash flow to help build and acquire more properties is my main goal right now
