The "less" option would be to "just" fix things at around $20-30k then down the road spend about the same when its time to sell the house to make it look the best and not get the extra value that a bigger project would bring and not enjoy a nicer, fixed house until then

You don't want to take ownership of these things down the road if tenant flakes out.  5- PEOPLE WHO LIVE IN MOBILE HOME PARKS ARE NOT STUPID. 

Even if they can afford it, they won't be happy about it and you may have more problems down the road.

Best to think about it and talk about it now before you start down that road.

Financing rate is the smartest one to choose if I want to continue to purchase nhomes down the road.
