What are my options at this time- specifically Can i place a lien on the land without a court order?

The tenant is required to pay to the escrow account with the court. 

The court decided that the $21k education expense was not deductible as business expenses but would be considered, at best, the start-up cost.

@Hai Loc, yes you can evict in Columbus but just FYI, make sure in addition to the cost of the eviction court and attorney, you include up to 2-3 months of non-payment and the costs associated with the rent ready rehabs of the unit afterwards in your calculations.

A motion for contempt of court was filed on 4/2/2024 as BlackTip had no attorney and failed to file the court-ordered financial information sheet after the judgment.

Future tenants would likely appreciate the extra storage, and it could make your duplex more attractive in the long run without the hefty upfront investment that a full conversion would require.Another idea is to repurpose the shed into a functional office space or a private workout area.

After some litigation the court rule the SOL had run on the prior mtg and my insured's lien was as insured.

They will get the claim dismissed or settle it outside of court for significantly less than the tenant is claiming.
