Bill Gulley thank you for your input because I know how easy it could be to just look right over my post, you have a helping heart that will pay off if it has not already.I unfortunately have NO experience at all besides painting (which i am very un-skilled it).

and yes Ann Bellamy, I am just starting out, and am taking your advice to heart.

Amber Butler: I got the license to help me learn the trade, but at heart I am an investor first, agent second.

So, abandonment and maintenance issues are not at the heart of this ED scheme in San Bernardino county.

I am so thankful that there are people out there like Josh and the many others on BP who have the heart of a teacher and are willing to help others.

But, I think you're seeing the heart of the issue, which is that managing property from out of state is stressing me out and distracting me from my larger investment goals.

Just coming to realize that insurance is not my hearts desire for a career path.

They require it because they don't want unnecessary liability, which I completely understand (if I had agents, I wouldn't want them using anything besides the standard contract either, but again, not because it would be illegal).If I were to get my brokers license, I could create my own fill-in-the-blank contract and use it to my heart's content.

I'm doing okay financially but my heart isn't in it auto sales, it's in real estate.
