We need the cash to mostly just tie us over untill we sell the property, so 150,000 is on the upper end; 80,000 and above would probably be sufficient. 

I believe they will continue to respond to all notices where they are required to do so.

Ask yourself if the IRS tried to say you were over/underpaying and they want $ from you, could you defend the lease amount?

If you buy the 100k house in Cleveland off the MLS as an OOS inventor and turn it over to a local PM as your first investment, you might be out of real estate investing in 2 years or less.

My thoughts were that this would be a short-term solution.However, the more I think about it, I’m starting to lean toward a cash-out refinance over 25 years, with a minimum payment structure.

My goal is 25 doors in 5 years, my struggle right now is deciding to either go back to work and save up money to continue or come up with a way to leverage financing to stay afloat myself and stick with it, waking up everyday 100% dedicated to my real estate. 

It's very tempting when you look at what you'll get pais out over the 30 years as comparedto the selling price.
