You can exchange ideas with your agent and have him work something out with the other side through conversations but once you all agree on a plan you MUST GET IT IN WRITING so everyone is legally bound and your EMD and interest are protected.

@Chris Gawlik I think one of the confusing parts of this conversation is that C and D class can mean different things.

I had an unpermitted garage conversion on a house in Texas.

All of these things can be largely avoided with an honest conversation with an experienced lender that knows what questions to ask to get an idea of what needs to be done.

You can hold the tenants responsible in that way.But to echo what the folks here are saying, sitting down and having a conversation with either party regarding their break-up and the present situation would be a no-go for me.
