You can charge an increased deposit, pet rent, or require the tenant to carry pet insurance. 

Tim,My advice as a banker would be to do a cash out refinance and avoid carrying the Heloc.

But I would be missing items necessary for taxes, etc.

Do you cover items such as lawn maintenance, extermination, alarm and cable services?

Hold Harmless & Indemnification clausesAs well as other items.

Highly agree with Nathan - Buildium is a Nightmare to use for STR, it is not appropriate at all and prone to a lot of errors due to the sheer number of manual items that need to be adjusted in there. 

COSTS:  I would look at any-and-all things needed to run an STR including items that are often done by owners--for example, property management.  

Oh by the way, up until i started selling, i hadn't paid income taxes on any of the rental profits for almost 14 years and even after I started selling, my carry forward losses covered everything up until last year when they finall ran out.If you buy right, sfh rentals are the best long term investment you will ever make.
