During this time the property can be broken into and turned into a squatters paradise if it was vacant before the sale or in a seedy neighborhood.

If it's a complaint about being dirty, broken mailbox, or other non-essential stuff, acknowledge it but don't jump immediately to fix it.Follow your local rental laws and don't let bad tenants bully you.

What I personally found to be really ugly by the way was the 20,000 gallons of crude that leaked from a broken pipe in a local canyon in SoCal - one of countless such leaks across the country.

All other facts are irrelevant......the lease must be broken for you to legally leave.

UGH, yesterday my jobsite got broken into, they took my a lot of my materials and my contractor tools. 

Jason, it is an alcove studio in Battery Park City (so a doorman building) and while there have been minor repairs (replacing broken appliances, spot repairs to the parquet floors), as far as I can tell the floor, bath and kitchen are all 80s originals beyond those small updates.  

I don't have the capital but am currently trying to raise it. its a two story house that was broken into and well everything was stolen . cheers! 

Thought it was the Windows sweating as they were aluminum and seals broken. so bought new Windows, which almost didn't get installed because of the rot from water intrusion the installers found.  

If you think you can only get $200/month extra from the rent... that's not a lot of room for error, should something go wrong or get broken and needs replacement.
