I am currently waiting on a refi to free up some cash.I reached out to some people in my local REIA group to look for partners to help purchase this property.I'm blessed enough to have 2 people who are interested in in partnering (co-ownership) on the property.

They become this fiend, this villain that could destroy you and is probably the hardest phase of all the phases.It is during the MOVING PHASE, that you must be cool, have all your wits about you and be prepared, yet still be cordial so as not to enrage the monster that seems to be lurking in your Tenant during the MOVING PHASE (as there is NO ANTIDOTE to calm the savage beast once it takes form).

Witness the current backlash of AirBnB prohibitions own associations have implemented.   

Years from now you can look at that property and know that whatever loved one left you the money, paid for that property that will bless your family and potentially your kids and grandkids. 

I would unload that property before the tenant trashes it or the market turns and count your blessings that you've escaped the inevitable.If you want to create wealth, work for it.

Your cash flow will be a blessing.
