I was getting a quote for a roof a few weeks ago and the owner of the company called me and told me I just want you ti know we want your business & if you get a lower bid, we will match it, now the area I’m investing doesn’t have a glut of roofers or anything but he decided he would rather have my business and make less than get no money, I suspect many realtor will follow that same logic.

There is ample information on the clerk's site telling you that you may not get clear title, and warnings as you register to bid that you should seek legal counsel if you're not sure of what you're doing, and that there are risks associated with legal auctions.
