I am considering hiring a mediator to attempt to encourage him to move more quickly, or possibly firing him and finishing the rest myself or hiring another GC to finish the project.

Most likely, if I'd known what I was doing and attempted to speak with him a long time ago, this might have been concluded a year or more ago.

To reiterate above, the variable rate is not the issue, it's the attempt at new terms with punishment attached if not accepted.FWIW, if I recall correctly from 5 years ago, my loan officer casually mentioned that the loan will be "in-house" which I understood him to mean is not a federally backed loan and they are lending directly, but I didn't ask for clarification.Maybe my loan address was included by mistake for this mailing because of that categorization, but still, gahh.

Do not attempt to self manage. 

I do however have to show that I have attempted to receive payment. 

My question is: Should we attempt to renegotiate the price based on this new information?
