In our lease agreement we use we put that the tenant if they break the lease are responsible for any marketing cost, tenant placement cost, and other associated cost of replacing the tenant.

Quite a bit of risk associated with the process and from what I am hearing from those who used to be more active buying tax sale properties in Philadelphia the risks are no longer aligned with pricing concessions.

If you are the LL, either an attorney can write one up pretty quickly if it's a complicated lease with special provisions, or your State Association of REALTORS should have a promulgated form you can use (I've had people pay me $150 to write on up for them in Texas where I'm licensed).
