The tenants enjoy using the interface, it is simple to communicate with them as a whole or individually, collect rent payments and see when they are in transit, offer CC payment options at tenants expense, track maintenance request, share documents, and lease the property.Short comings are their financial portion.

Still, this is a poor time in the rental season and 1 months rent can be expected as a cost of vacancy (in addition to the cost to clean and touch up - $900) .Finally and I hope this is is the last one lol - Another tenant is moving out Jan 31st and this unit also requires a full cosmetic rehab.

.$150 x 12 months = $1,800If you put $45,000 into real estate as a down payment, you are looking at a 4% cash on cash return.I would consider this decent.If you put $20,000 into the deal, the cash on cash return is higher and its better.If you put $200,000 into the deal, the cash on cash return is lower and considered worse.However, cash on cash return is not the only return you should consider, you should also consider appreciation.My benchmark is trying to achieve atleast an 8% return between appreciation and cash flow.Best of luck!
