@Abigail Lipson if you move forward, be sure to execute a Partnership Agreement spelling out how does what, penalties for not doing those things and what happens when one party wants out (or dies/incapacitated) and the other doesn't.

My plan was to "self-perform" a land contract by filling out a purchase and sales agreement for a land contract that specifies I will take over the mortgage payments, get authorized on their mortgage, and be authorized essentially to fix up the property and eventually sell it on the MLS since the land contract will give me that control/equitable interest.

For the unit that is rented I am giving them an estoppel agreement.

Creating an LLC is simple and can be done by anyone.Creating an operating agreement / LLC agreement should be done by an attorney.

Its always been illegal from the state regulators view it violates the Real estate sales laws of brokering RE with no license.. the definition of brokering RE is to bring two parties together for compensation exactly what wholesalers do.. but without a valid license or listing agreement. 

Remember the LLC can be deemed worthless if you fail to operate your business in accordance with  with the operating agreement.
