They are actively participating and easy to reach. 

If there is an active loan or lease, I've heard it has become a nightmare for listings.

SFD vs condo vs 2-4 unit, hold vs flip, turnkey vs rehab, passive vs active...it really comes down to each individual property/opportunity, what your goals with the property are, and if the numbers make sense or not.Best of luck!

I would get active at some local meetups where you can meet other housing providers to get a lot of these things answered.

Personally, I would put most of it in passive real estate syndications - but I am a full time passive investor so that makes the most sense for me.The first decision you would need to make from my perspective is whether you want to invest passively or actively (your profile says rental property investor, so I would assume you are currently an active investor).
