Based on what I currently owe and how high rates are this doesn't seem worth it to me.Does anyone have any advice on what the best way to do this is?

Based on the continuing research, wholesaling property wouldn't be the right strategy. 

If the lease auto-renews to a month-to-month, then you can post a letter on their door (take a pic) or send it by certified mail with a signature required with the new terms starting at the appropriate times based on the lease.

Based on what you described above, it sounds like he used all the tricks he learned presenting on behalf of Dave Lindhal, just now in his own mentorship program (I.e. sponsor deals for students, crazy acquisition fees, big pressure sales pitch all throughout, etc).

I have not started looking in those markets yet, but based on everyone's great input on here I definitely will now. 

They’re asset-based, meaning the loan is secured by the property itself, and they often have quicker approval times but higher interest rates (think 10–15%) and fees.

I have been looking at properties and it seemed like the seller s  based their price on zero percent cash flow for the buyer.

You just have to deal with lead base paint inspections and random rental inspections now though.

I'm now based in Ohio, specifically Cleveland, where properties range from $100K to $300K.
