I recently went to inspect a property and noticed a lot of neglect - things that they should've noticed (i.e. an open door (not just unlocked - open) for an entire weekend which could've been disastrous, easy fixes that they suggest big repairs for because they never inspected it themselves, poor communication with me and the tenants, and a lot of other things. 

You see hidden, unlocked value that others don't see.

Since you have a history with them, you could work out a payment plan or do reduced payments until the bank account gets unlocked again and they can access the money.

It also sounds like the powers that be are leaning towards removing 81 from downtown which in my opinion is the right choice and will unlock a lot of downtown's potential. 

Several carriers were offering deals on the new iPhone for switching but I decided to just pay outright for an unlocked phone and am happy with the upgrade!

Client was able to unlock equity in high appreciated property to invest in additional opportunity in hot Arlington-Rosslyn market.

You have obviously unlocked that mindset and overachieved your goals, from what it sounds like.

Fully stabilized properties already generating close to full cash flow with maybe some upside but typically not much unless markets below rent or other ways to unlock value.Some investors need cash flow today and others want more back end equity upside.

The place was vacant and unlocked, and she let herself right in.
