Grad students tend to be good tenants for me, as they are often more responsible than undergrads and have to work their tails off in school.

Let the next landlord deal with that.I really don't understand the attitude that Rachel should take a chance on a risky applicant because this girl is in love or that she had good grades in undergrad land.  

I normally had a wait list.Forget undergrads - unless they are engineering students.  

One example why:Had two undergrads (a couple) living together in a 1 bedroom unit in the building I managed.  

If you had the option to rent to law students or med students, you wouldn't have the types of problems you can get with undergrads.  

If you can target students with majors that are more serious, like engineering and pre-law and maybe business (for undergrads), international students are usually great.  

I'm renting to undergrads.

I know I got into shenanigans when I did my first undergrad but all the older people in my classes now it is night and day between actual undergrads and us.

I am close to the Akron/Kent area too, I actually received my undergrad degree from KSU! 

Against all conventional advise and wisdom, I only applied to one undergrad school, one grad program, and one district to work for.
