He doesn't like to clean his house and smokes like a chimney but he's not leaving food around, he's not interfering with anyone, he's not damaging the property beyond the surface cosmetic damage that's already been done, and he's not harming himself.

But, in general with all contractors you get to pick two:SpeedCostQualityFor myself, one reason why I started paying more for better contractors is the headache you save, not to imply cost = professionalism, but in Cincinnati, to do a surface rehab for $30k you are dealing with unlicensed, uninsured, unprofessional people.

I also ran across a tool called Mashvisor recently that appears on the surface to provide data on investment areas, but to my point, it can be overwhelming and time-consuming to test and learn all the available platforms out there.
