From my own personal experience and from others I think most reach the "tipping point" from self managing to using a PM somewhere between 5-15  units, especially if you have a W2 and want to continue to scale. 

This is a great place to learn and to connect with people so take advantage of all the great resources.

@Elvon BowmanFrom my experience, aiming for larger properties (100-200+ units) on your first deal isn’t too ambitious if you have a solid team and resources in place.

So, these guys are not selling a pipe dream, I know that they did it with their own limited resources.

If anyone on here is good with google docs, I could use some tips. 

That takes a little time to develop those resources - but they naturally come with experience.
