I am 100% against prenuptial agreements.If someone is concerned about losing their investments, they should be careful who they marry.

Remember, this is still a sales type of business so be very careful on who you choose to work with.

@Howard Cheng, the IRS does not care who the taxpayer for the property is. 

They don't care and they'll say its your fault putting their child in danger.

The custodian will check on the property/tenant every week to make sure everything is taken care of.

It sounds like you're in a good position to evaluate your options carefully.

I told the manager I've managed a portfolio of short-term rentals and that my previous landlord allowed me to do it and loved that it created an incentive for me to take exceptional care of the property.

Anyone who is crazy high or crazy low compared to the others needs to be looked at carefully. 

As an owner, I just want to know that the manager cares about my property almost as much as I do and is going to want it to be successful.
