For me, I had no goals but found that two of the deals that I did, the seller looked me up on FB and said that they felt good about me pretty much because they got to know me through videos / posts that I made and I suppose that it built trust with them.

Now it’s probably the Midwest,But my the time you get to the Midwest and establish a footprint and “street credibility” with the brokers and sellers another market may be strong.If you are going to invest out of area, you will need to spend “face to face” “boots on the ground time” there.

Wholesalers typically do NOT disclose to sellers that they will only close IF they can flip the contract for a greater price - hence the seller thinks they are the end buyer and that they have a “legitimate” buyer on the line2.

They are cash flow positive and have over 1B in assets ( net is close to 350million ) I’m only thinking that the seller wanted to make it attractive to sell his building having no renewal option which can give some leverage to new owner.

As a new real estate agent in Northern Virginia, I'm trying to make these connections, but my immediate thoughts and attemps just involve messaging these business and informing them I'm an agent and that if the respective family is in need of a realtor I'd be happy to work w/ them, but every time I do that, the response I get is "we already have a realtor" or "house was already sold or listed"........and a lot of times I am refresh to the post, so obviously I want to be "there" sooner so I can get the seller listing lead.
