If there are no comps that exactly match my criteria (e.g. bedroom count), how much flexibility is advisable when searching for comps?

Out of curiosity, when you travel to new cities for work, are you basing your search for housing on a certain mileage, or walking distance, from the hospital you’re working at?

I’ve been searching for deals but haven’t had much luck so far.  

As noted, I would get on meetup.com and search your area for "real estate", "real estate investing", etc.  

I searched and she's posting a bunch of posts on a variety of REI groups all recommending this company.

A cursory Google search shows that you’re right: in most jurisdictions, unlicensed persons can’t open doors.
