In California, you would be very hard pressed to find a judge that would allow you to enforce a "no marijuana/no drug" clause in your lease for pot (though I've seen it happen, once).

You will get more trust from your prospects if you're in something that says "I'm successful and you can trust me" than if you are in a beat up old Ford that says "I don't have a pot to piss in, but please buy a house so I can get a commission." ;)Just don't spend more than you can afford.

We prefer the underlying material to be brass, not steel (rusts easily) or zinc (pot metal that is more brittle).

Might be better to split into 2 groups of 3 and challenge each other while helping each other out.Now, since none of you want to put your own money in the pot, each of you has to be accountable enough to go out and find at least $10K in private lender money. $20K would be better.

Now mind you they were all likely illegal operations.While its still a federal crime, I will not allow growing pot, smoking pot, or possessing pot in my rentals and I voted yes on 64.
