As an older person who has lived through many economic ups and downs, including very high inflation and interest rates during the President Carter days, experience and history suggests a big correction - possibly larger that the most recent one.Did you see the HBO documentary "Too Big To Fail"?

He's been steadily building his portfolio since before the Carter administration and manages all of his properties with the small property management team he put together.  

They conduct themselves like an old ragged economic book, read by Jimmy Carter, placed on Bill Clinton’s presidential desk with an imported “Spain Cigar” puffed under a Washington capital tepee while asking, "Who in college thinks their s**t smells better than a Spanish tobacco leaf" while Newt Gingrich expands his American economic nostrils?

I have a lot of great memories hanging around downtown area (The old Moby Dick store, Carters store, The Magazine Store, The Peanut Man, the downtown walking mall when it was there, etc.)

With all this discussion of working on holidays, I remember my hubby's Uncle Bob and Auntie Linda. 

However, I've also seen those who say that since the purpose of a 1031 exchange is go carry forward basis that depreciation recapture is the last gain taken out as boot.There's a host of awesome CPA types here who can chime in - @Taylor Brugna, @Natalie Kolodij, @Linda Weygant, @Steven Hamilton II???
