I am a seasoned multi-and-single-family property manager in the Charlotte (and surrounding) area.Vendors: I always ensure to connect with at least three specialists in the same field, for example: carpet cleaners/replacements, roofers, emergency services (water extraction or organic growth remediation) this way when it comes time for their services you can get a bid from each of them.

I've looked at a lot of condos and houses in the past few weeks and from being in the field I can tell you that the transaction volume is picking up again - a lot of places are going into contract and prices are holding up well.My two favorite investment opportunities right now are single family homes in the top areas that your budget can afford and condos in buildings that were launched 4-6 years ago, are now in the market and have a lot of selling pressure because people who bought pre-construction want to sell and take profits.

On that playing field, everyone's costs go up just to stay in the game, only to end up in exactly the same place competitively.Better to spend the money on acquiring (or trading up to) properties with really defensible differentiators like a great view, great location, or lots of bedrooms.
