As it so happened....the appraisal on the fourplex came in UNDER the agreed upon price and at this point the seller was so desperate that the buyer got the fourplex on a VA Loan, and the house was literally and figuratively thrown in for free with a Warranty Deed.

Most other homes in the same subdivision (far South Austin, 78748) seem to be going under contract in under a week now.We were priced about 10% higher than anything else of the same size because of the extensive rehab.
